Managing Fountain Tire’s real estate projects and programs, the successful candidate will be responsible for lease renewals, store site selection, the new construction process, renovations to existing/relocated facilities, and pre-lease activities related to relocations and acquisitions.
- Research, develop and execute with quality, effective relocation and Greenfield initiatives that support FT’s strategic plan. This includes working with realtors and industry contacts to identify sites, and garnering internal stakeholder (operations, store partners, marketing, real estate & expansion team) approval to proceed
- Undertake pre-lease inspections for potential Fountain Tire locations to ensure adequacy for leasing in accordance with FT guidelines and industry standards.
- Lead negotiations for new leases and renewals, including working with Store Managers, landlords, and communicating internally on progress and decisions.
- Provide end to end project management and expertise to the construction, relocation, renovation of all Fountain Tire buildings. This includes leading and coordinating project teams, finalizing building designs and ID requirements, and ensuring all parties are kept abreast of project status, barriers and risks to the project scope, schedule, and budget..
- Commission and review reports for new construction from specialists as required (engineering, environmental, geotechnical); recommend next steps where applicable based on report results
- Participate in the development and documentation of practices, procedures, and processes for real estate and construction initiatives.
- Source, evaluate, and coordinate the supply of interior and exterior store materials (counters, flooring, showroom items, metal clad, signage) in accordance with the Fountain Tire Identification guidelines; and manage their associated co-op & maintenance programs.
- Keep evergreen all applicable store footprints including the engineer designed performance specification criteria, by incorporating past build learnings and new industry standards and product innovation.
- Provide leadership to the Head Office Building Coordinator through effective performance management, daily mentorship, and ensure a continuum of skill development to achieve success.
- Participate in overall Real Estate & Expansion planning and budget preparation.
Requirements:
- University degree in business, engineering, or economics and 5 years of relevant experience OR
- College or technical institute diploma and 7 years of relevant experience
- Project Management certification would be considered an asset.
- Experience in related industries (real estate, tire and automotive service, construction) an asset
- Strong project management skills and working knowledge of PM tools
- Expert verbal and written communication
- Impeccable follow up and continuous improvement processes.
- Capable of execute multiple projects concurrently
- Comfortable making decisions with minimal guidance
- Independently work when required.
- Detail orientation
- Ability to work in a fast paced environment and to multitask and prioritize with minimal supervision.
- Strong negotiation skills.
- Ability to create and execute project plans by understanding key objectives, resources, and stakeholders.
- Strong problem solving and analytical skills (ability to recommend conclusions with applicable back up to support conclusion). This includes having a level of comfort in situations where some details are left undetermined, and solutions can be driven forward from those situations.
- Strong interpersonal skills and ability to build relationships with different types of people (internal & external)
- A love of learning and seeking to understand, and a willingness to learn other facets of real estate as opportunities arise.
- Ability to learn or working knowledge of the following: construction methods and materials for commercial and retail buildings, estimating, budgeting, tendering, site inspections, soil reports, contract administration procedures, construction scheduling, municipal services and permitting processes.
- Proficiency in Microsoft Word and Excel.
